Overview

EBS Construction was appointed to deliver full internal and external refurbishment works to a four-storey, Category B-listed sandstone tenement in Glasgow’s West End. The property comprised nine large residential apartments and required extensive repair due to deterioration of both structural elements and internal finishes.

The project involved roof replacement, façade repair, drainage upgrades, and full internal refurbishment including kitchens, bathrooms, and building services. All works had to respect the building’s historic character while ensuring long-term durability.

Key Challenges Solved

Recreating Victorian Tiling

Original tiles could not be sourced, so EBS developed a bespoke stencil and finishing technique to replicate historic patterns seamlessly.

Ornate Turret Restoration

The deteriorated turret was fully stripped and reclad using reclaimed Scotch slate and newly fabricated lead detailing, including a bespoke weathervane.

Hidden Internal Defects

Extensive rot required full removal and reinstatement of kitchens, bathrooms, and M&E systems, all carefully planned to maintain programme certainty.
